Trying to lease an apartment home with a broken lease on your record can be quite complicated. For one thing, this is a mark on your credit, and will almost immediately force you from acceptance at any newer community. However, if your persistent enough, you may be able to slide your way to approval. If you can, its best if you just pay off the entire amount of the debt you owe. If you cannot afford to pay of the amount in full, work out a payment plan with the older community. If you refuse to pay off the debt here are some techniques you can use.
1) Make an appointment with the property manager. This is the only person that can bend the rules. You must convince them that you will pay on time and you will be a responsible tenant. Bring your pay stubs, W-9’s, and tax forms as well. This will prove how much your monthly income is. The manager will want to know that you have money to pay the rent.
2) Dress appropriately. If you wear jeans and a t-shirt, this may reflect poorly on you. Wearing a suit or tie will be appropriate. A first impression will be very important. Don’t be discouraged if they turn you away.

Did you move in an apartment with someone you didn’t know very well. Or has your friend recently become your enemy. And now you want to get out of your apartment home. Well the majority of apartment communities will have strict rules regarding this.
If you leave or worse your roommate flies the coop, both of you will be responsible for fulfilling the terms of your lease. We have heard horror stories how one roommate left the other to pay all the bills. That person did not care about their credit. And the roommate who was left had to pay the outstanding balance.
You better trust your roommate. Don’t just move in with anyone. If both of you are responsible but cannot make it work, there are a couple options you have.
1) Ask the apartment manager if both of you can move into a one bedroom apartment home. They may be willing to do this, especially if your willing to sign a new lease.
2) If that doesn’t work, both of you might be able to sublease the apartment to other renters. A possible sublease should be outlined in your apartment contract. The apartment community will probably have to approve the new tenants.
3) One of you can always leave. If you both agree on a situation that works best, you shouldn’t have a problem.

Did you know that you might not be able to leave your apartment home after your lease expires. Almost all apartment communities require some sort of notice. Most properties will either require a 30 day or 60 day notice. You may ask yourself why on earth to you have to give notice when your contract clearly states a beginning and ending date. Well you might want to read a little bit more in depth into your contract. It probably states that you have to offer some type of notice.
If you have forgotten to give your notice you can try and negotiate with the apartment manager. Sometimes if your on good terms with them they will forgo this extended period. If not, be sure and write your letter. Your letter should state that you are giving your notice to vacate the premises as stated in your contract. You will want to make a copy of the letter and sign it. Give it to the manager or drop it in her office.
We would even recommend that you stop by and make sure she received it if you did not see her in person. If you leave without giving proper notice the property could impose penalties on you. Broken Lease
A broken lease occurs when the renter leaves his apartment community without fulfilling the terms of the lease. For example, if you had a 12 month lease but you left after 7 months this would constitute as a broken lease. Many renters claim that there was too much crime in and around their community or their car was broken into. They claim that they didn’t feel safe.

If you have ever leased an apartment home before you probably have had to include a security deposit when you submitted your application. The security deposit has always been an issue of confusion among apartment renters
What is it For
A security deposit is supposed to be held by the landlord. When you move out of your apartment home, damages will be assessed. If it is determined that you caused these, the landlord or management company will deduct these fees from your security deposit.
The security deposit should be outlined in your contract. When you move in your should be given a form that you will want to read thoroughly. It will be up to you to walk through your apartment home and notate any damages that may exist before you even moved in. Take your time. If the carpet is stained or there are holes in the wall make sure and notate this. When you leave they will take this form and compare it to the current state of your apartment home.
If there are damages expect to lose all or a portion of your security deposit. If you did not leave the apartment home in its current state then you will be charged.
What You Can Do
Ask to schedule a walk through with the manager or a member of the maintenance crews who will be responsible for assessing any damages. This should help you get started. Your apartment will probably contract an outside cleaning agency to clean your apartment thoroughly. There is no reason why you cannot contact them directly. And you will probably save money too.

Renting an apartment with a felony can be one of the most stressful and difficult situations when it comes to leasing an apartment home. And those renters who do possess a felony are not too happy about telling leasing agents or landlords that there is a felony on their record.
The truth is that telling the apartment community upfront that you have a felony is the best policy. It will save you time and money. Due to the heavy response of questions and comments, we have decided to write another post regarding questions to ask your landlord.
1) Will you be assigned a parking space? Will your guests have adequate parking or will they have to park off the street. You may want to walk around the premises and see if there is off street parking. Many renters bring 2 cars with them. Is there enough space for two cars to park?
2) If you do have an item that needs to be repaired what is the turnaround time? Also what is included in the repairs. If you do hire outside help will you be reimbursed? Most of the time the landlord will repair items that malfunction due to normal wear and tear. If you are directly responsible for and damages, expect to pay for them.
3) Many times Allen apartments have loud tenants. What should you do in the event you have a disagreement or issue with your neighbors.
4) Almost all future tenants will be concerned with crime. Your landlord probably won’t be interested in discussing crime issues with you. You will want to check with the local police department for any reported crimes.

Asking your future landlord questions is the final step before you sign your new apartment lease. Don’t overlook this last step as it may come back to present you with a few problems. This will allow you to gauge what type of person you will be working with.
If you ever have a problem with a runny faucet or a non-working dishwasher this will be the individual who will be expediting the process for you. Its really nice to know you have somebody on your side who is assisting you will correcting any issues in your apartment home.
We have put together a short list of apartment questions that you will want to ask your landlord before you sign the lease. Although many of these questions are usually in the least it cannot hurt to ask.
1) How much is your rent per month and when is it due. Also when exactly is your rent late. And what will be the late fees per day.
2) What is your lease term you are signing? Most leasing terms are 12 months and will revert to a month by month basis after wards. Many times if you received a discount off your monthly rent, your monthly rent will revert to the market rates once your lease reverts to the month by month term.
3) How much is your security deposit and what portion of the deposit will you receive back after you move out. Many Dallas TX apartments will refund your deposit after you move out of your apartment home and provide a forwarding address. Don’t expect to receive any monies if you damage your apt home. Short Sale
Here is how a short sale works. Pretend that you owe $200,000 on your entire mortgage. And the market value of your home is $180,000. Your lender may allow you to sell your home for a $20,000 loss. The entire foreclosure process can be expensive and the costs are substantial. A short sale will impact your credit negatively, but its not as bad as a foreclosure.
There are many homeowner who choose the route of a short sale. However, you will need the approval of the institution who is holding your mortgage. This can take months and many times the buyers will get extremely frustrated and cancel the sale. Remember the banks aren’t in the business of selling homes at rock bottom prices. They will want the home prices negotiated and reviewed by a professional.
Of course many homeowners then worry about purchasing a home or improving their credit in the years to follow. The credit score will decrease and you probably won’t be able to purchase a home in the near future at a competitive rate. But it is better than having your home foreclosed upon.
