Monthly Leases VS Long Term Leases
Finding an apartment that you love is the hard part. But after you have finally selected the next community you will live in, you will then have to select the lease term that best suits your needs. Many communities will offer you different lease terms to choose from. In the rare chance, you may be able to select a month to month lease term or you can choose form the standard 12 or 13 month lease as well.

Of course when offered a month to month lease term many renters would rather choose this options than a one or two year term.  But which term is better for you? We have listed comparisons for both so it can make your job of deciding a little bit longer.


Monthly Rental Agreements Are Usually More Expensive


The apartment manager or landlord wants you to agree to a longer term lease.  Usually if you agree to a 12 or 13 month lease they will throw in some sort of incentive.  However , in almost all cases if you decide to go on a month to month lease, your rental amount will be substantially higher.


Month To Month Leases Offer Renters Flexibility


If you agree to a long term lease, the rental amount cannot be raised during the middle of the lease. However, on a month to month lease, the landlord can raise the rent when he wants to. If they find a tenant who will agree to a long term lease, they can choose not to renew your lease as well.


But a month to month lease also offers the renters certain advantages.  They will not have to pay a fee to break the lease, and they can leave quickly. Many renters who are purchasing a home or who are conducting work in a city that is not their home usually choose monthly leases.


Some Apartments Don’t Offer Monthly Leases


Many

They want commitments from their tenants for 6 months or longer.  It can be rather expensive for them to have vacant units sitting for months on end.  And when apartments are in high demand they will forgo a tenant who simply wants the unit for a very short time. Many rental agencies will help you find that short term lease you want.
