Will I Need An Apartment Co-Signer
Did your leasing agent tell you recently that you needed a co-signer in order for you to be approved at your next apartment home? Sometimes its difficult enough to find the property thats in your price range and a location that you desire. But you might need to know if a co-signer will be required.

We have listed some suggestions that you might want to consider if a co-signer will be required in order for you to move in.

Exactly What Is A Co-signer

Although a co-signer will be required to be on your lease application and on the lease as well, they don’t have to actually live in the apartment with you.  Basically the co-signer is promising to pay the rent on the apartment home in the event that you do not. Typically a landlord will ask for them if your leasing your first apartment home or your credit is questionable.  Also if you recently declared bankruptcy you should expect this requirement too.

Your Best Choices For Co-signers

Usually your best selection for this person will be a parent, family member, or even a business partner.  Remember that this person will assume financial risk by agreeing to do so.  Your landlord or management company could name both of you in a lawsuit if you default on your rent. Also would your relationship with your co-signer change if they had to bail you out? So before anyones signs the lease, everyone must understand the possible ramifications regarding the lease.

No One Will Co-Sign For Me

If you cannot find anyone who will take this role, there are a few techniques you can use which may allow you to move in the apartment. Maybe you can offer your landlord a larger downpayment to account for your questionable status.  You might also want to pull your own credit report and see what you can do in order to clean it up a bit.

Its also possible there is a smaller unit in the community that you may qualify for.  But you may have to end of renting an unit from a different apartment community. On the bright side this will give you a year to improve your credit standing with on time payments.
