Choose a New Cell Phone Plan

Tuesday, September 21st, 2010

Chances are when you move into a new apartment home, you will decide whether you would prefer using your personal cell phone as your primary phone for all your contacts, or maybe you will decide on having using a land line instead. Although land lines are very inexpensive, many people just prefer to have one phone and one phone number. So before you sign up with a certain cell phone company or plan, read on to learn how to get the best cell phone and plan that meets your needs today.

  • Cell Phone Usage

When you start comparing different wireless plans, the amount of minutes you will be receiving will be your main concern. You also will want to know who you will be calling the most, what time of day you will be calling, and a rough estimate of how often you will call. Are you a heavy cell phone user? Do you like to talk on end for hours at a time? Or do you use your phone mainly for emergency’s or just sparingly? If you won’t be calling that much, you might want to consider a prepaid phone. You won’t have to commit to a long term contract and you can just fill up your minutes when you need them. If you will be using your phone quite a bit, a long term cell phone plan may be best for you. You will be able to a large block of minutes and you most plans will also include free long distance.

  • When your deciding on the amount of minutes you need be sure and see exactly how many anytime minutes you will need.  Its always a good rule of thumb to overestimate. If you do go over on your minutes you will be slammed with excess fees.  Cell Phone companies will offer anytime minutes, night and weekend minutes, and mobile to mobile minutes. Be familiar with all of these before you sign an contract. This is a good start.

  • Longer Lease Terms

The first rule of thumb is that apartment communities will offer incentives when you sign a longer lease term. Many apartments today will offer 12 and 13 month terms. And in return they will offer you 1 or 2 months free.  Apartments are always looking for new tenants, and they know that renters are out there. Sometimes a renter needs a little incentive to lease. Don’t Forget your Apartment Walk-Through

Monday, September 13th, 2010

You want to get your security deposit back in full, don’t you? Don’t leave the return of your security deposit up to chance. Sometimes it can be as much as one full month’s rent. And this can add up to several hundred dollars, and even over one thousand. There are a few rules you must follow in order to get it back in full. But sometimes getting most of it back it, is a win too. Read on in order to secure your money back.

  • Clean up Your Apartment Before Move Out

Your apartment home was probably in move in condition when you first signed your lease. Although you will not be responsible for normal wear and tear, you still need to bring the apartment home back into the condition you had. If you don’t you will be assessed a cleaning fee. You can either hire a professional service or you can simply ask the apartment management company what the fee will be. Either way, your apartment home should be cleaned.

  • Repair Any Damages

If there are any damages inside your apartment home that you caused, you will be assessed fees. If you stained the carpet or left holes in the walls from your pictures, you will be charged. Most of these small repairs you can make on your own. If you have questions about what you will be charged, talk with your management company. They have a maintenance crew that will make most of the repairs. If you have extensive damage, such as damaged doors, walls, or broken tile, you might want the apartment to just deduct the fees. However, steam cleaning your carpet or plugging up small holes can be accomplished by you.

  • Final Apartment Walk-Through

If you want to get a true estimate, you should schedule a final apartment walk-through with the manager or person in charge of assessing fees. So be sure and leave a few days before your lease terminates so you can get those repairs completed. And be sure to leave a forwarding address where you will be so they can send the check. You should receive your deposit within 30 days. Good luck leasing your next Sugar Land TX apartments.

Can I Lease With a Broken Lease

Wednesday, September 8th, 2010

A broken lease will impact your credit and your rental future. A broken lease occurs when a renter “breaks” his lease without fulfilling his/her obligations to the landlord. All rental contracts will have a beginning ending date. If you signed a 12 month lease agreement and skipped out after the 3rd month without paying the penalty the owner or landlord would have the option of reporting this to the credit bureaus.  This is a “broken” lease and it will be up to the renter to clear this matter up.

Many renters who have broken leases then attempt to lease again. However, they will find it much harder  to lease again. Most apartment communities will run a credit report looking for this type of credit flaw. They will ask that you pay off the amount in order for them to process your application and assign you an apartment number.

In short, if you have a broken lease, all you have to do is pay off the amount against you. If you don’t you can still lease, however, the prospects won’t be very delightful. Most apartment communities that accept broken leases are usually older communities with very few amenities.

Most class “A” and “B” apartment communities realize that if someone is willing to break one lease, they will break the next one as well. That is why they require all broken leases to be paid of. So if you have a broken lease, let the apartment community know. They may be able to save you money. Many renters will apply to several properties and pay hundreds of dollars in application fees.
